Liverpool records largest letting in a year
High Street Solicitors has taken almost 15,000 sq ft at No 1 Tithebarn, relocating from Cotton Exchange on Old Hall Street.
The law firm has signed for the 14,875 sq ft third floor within the 115,000 sq ft Liverpool office building.
High Street Solicitors has penned a 10-year lease and will pay £16/ sq ft at No 1 Tithebarn, where Worthington Owen and Avison Young are joint letting agents.
The deal is the largest in Liverpool since early 2021 when the Department for Work and Pensions took 20,000 sq ft at 90 Duke Street.
High Street Solicitors’ move to No 1 Tithebarn is also one of only a handful of deals exceeding 10,000 sq ft in Liverpool since the start of the pandemic.
Others include Carpenters, which signed for 16,000 sq ft in the same building as High Street Solicitors, and housing association Plus Dane, which took 15,000 sq ft at Atlantic Pavilion.
The city’s office market has been sluggish to recover from the impact of the pandemic, but the High Street Solicitors letting could be a sign of things to come.
“The SME market in Liverpool has been surprisingly active for around 12 months but this is one of few lettings over 10,000 sq ft since the first lockdown,” said Mark Worthington, director of Worthington Owen.
“There are several large requirements currently in the market – including some occupiers from outside Liverpool – so we fully expect this to be the first of several larger transactions to complete in 2022.”
