First look inside Sciontec’s £56m Hemisphere

Construction is set to begin by the end of this year on the 120,000 sq ft Liverpool office building.

Sciontec showcased new interior CGIs of Hemisphere during MIPIM. The developer also announced that it would be offering free sustainability guidance to future tenants as part of a green leasing strategy.
The free advice fits in with Sciontec’s goal for Hemisphere to be net zero in operation. The developer is also shooting for a host of sustainability credentials including Platinum WELL, BREEAM Excellent, and NABERS 5.5*.
Hemisphere will embody 30% less carbon than a typical office building and consume 30% less energy, according to its designer AHR Architects.
Rob Hopkins, director and head of sustainability at AHR, also said the building would have 40% less glazing than a standard office and 20% more natural ventilation.
“Hemisphere promises to change the future of work,” said Colin Sinclair, chief executive of Sciontec. “Operational net zero carbon; designed for people who truly care about the environment, for businesses and agencies who are driven by innovation, inclusivity, and wellbeing.”
Hemisphere will have eight floors filled with offices, a wellness studio, an innovation lab, and event space. Also on the amenity list: outdoor workspaces and a roof terrace.
To help encourage active travel, Hemisphere will provide e-bike charging facilities and 166 cycle spaces.
Liverpool City Region Mayor Steve Rotheram praised Hemisphere, describing the project as one that was “befitting of a modern, forward-looking city region”.
He added: “With world-leading industry clusters in infectious disease control, materials chemistry, and AI, all on our doorstep, we have a thriving innovation economy.
“But to keep it growing, it’s vital that we are able to offer businesses the high-tech, sustainable office space they need to flourish and catapult our area to the forefront of UK innovation,” Rotheram continued.
“Hemisphere will help take us there – and I can’t wait to see it start to take shape.”
Sciontec has a target completion date of 2025 for Hemisphere, which secured planning permission last year.
During the construction period, the developer estimates that around 800 jobs could be created and 100 apprenticeships supported. Sciontec, which also owns Liverpool Science Park, said it was already in talks regarding multiple potential pre-lets for the site.
Sciontec is a joint venture between Liverpool John Moores University, the University of Liverpool, Liverpool City Council and Bruntwood SciTech.
